Sited on Simpson Street in close proximity to Victoria Station, Halo is a striking six-storey residential development located within the NOMA Quarter – a mixed-use area in Manchester centre that balances heritage and community with commercial interests of the city. Developed for Forshaw Land & Property Group, it provides 66 one, two and three bedroom apartments and has a four level underground parking facility accessed off New Mount Street.
The challenge:
Following a competitive tender we secured the £1.2 million contract with Bardsley Construction to supply and install an SFS pre-panelised system.
Works needed to be completed over an 18-week period and the building shell handed over to Bardsley Construction on time and to budget by the winter of 2017.
With bespoke detailing, including recessed balconies, specialist input was required regarding the design of the Metsec Metframe SFS.
Time constraints were a major factor so complete supply chain collaborated was required to ensure the best possible lead times and results.
The solution:
We took a key role in the design phase of the project and worked closely with the design team, including architects DLA Designand Metsec, to produce the relevant drawings and 3D models.
The SFS sections were delivered by Metsec to our 42,000ft2production facility in Middleton, Manchester where the structure was pre-panelised.
The panels were delivered to site using just in time delivery methods and craned into position, with insulation and brick ties then fitted.
Metal decking was then installed with additional rebar plus anti-crack mesh and concrete poured to form a floor.
This process was repeated, floor by floor, until roof level was reached whereupon a Metsec Roof Cassette was then installed.
Overall, 4,440m2of pre-panelised floor and 8,780m2of wall SFS were installed.
The benefits:
Fabrication was completed to strict factory tolerances to guarantee accuracy and quality, thus saving time installing on-site.
It took approximately three weeks to install appropriate panels, decking and concrete to an area of 1,250m2, far more efficient that traditional methods of construction.
We effectively managed the erection sequence and assoon as a floor was completed the appropriate trades, including M&E teams, moved in to commence works, considerably speeding up the construction process.
The use of just-in-time delivery methodsreduced the amount of deliveries to site, a key requirement due to the tight city centre location.
We completed our works on time ensuring a timely handover to Bardsley Construction.
As one of Metsec’s approved installers, we have worked closely in partnership with them for many years and this relationship was crucial to the success of this installation due to the design features and timescales demanded.
